Once you fill out the property information form, one of our professional home buyers will research the value of home by comparing your home to others that have recently sold in your area that are about the same size, in a similar condition with similar features. These are called comparables or “comps” for short.
We will then prepare an offer to buy your house in its as-is condition and email this for your review. Our offer will include us paying all the usual closing costs; since you are dealing directly with the seller, you do not have to pay any realtor’s commissions.
Once we agree on the selling price, we will prepare a FARBAR contract, which is a standard contract authorized for use in the state of Florida for the purchase and sale of residential property. The contracts are then signed by both parties and forwarded to a Title company to start the required title and lien searches.
From hereon, you can sit back while we take on all the work following up on the documentation. The Title company will contact you for a date for you to come in and sign the paperwork. They will also ask you how you wish to receive the proceeds from the sale (usually it’s via wire transfer).
On the closing date, you sign the necessary paperwork and get paid the same day. That’s it!
